Assorted Leases
regarding properties within Church forecourt
- 28 March 1676 - A cottage or tenement and garden - lease 28 December 1671
surrendered by Christopher .illi.a. Cottage house or tenement
and one garden thereunto adjoining
Adjoining to churchyard against the west end of the church
And neare adjoining to the house formerly in the tenure of Humphrey Yerbury deceased lying in the north side thereof

Edward King of Frome Selwood aforesaid Cutler
and John Baily of the same place Tanner
Churchwardens of the Parish Church of Frome Selwood aforesaid
by their Indenture of Lease
bearing date on or about the twentieth day of June in the year One thousand seven hundred and fifty three
for the considerations therein expressed
DID demise grant and to form let unto William Parsons of Frome Selwood aforesaid Glover
ALL THAT Cottage or Tenement and one garden thereunto adjoining
situate lying and being in the Town of Frome aforesaid
adjoining unto the Churchyard against the West end of the Church
and near adjoining unto a House formerly in the tenure of Humphrey Yerbury deceased
lying on the North [West] side thereof
which premises were formerly in the tenure of Richard Parsons
and had some time since a Shopbackside and Dwelling house behind the same
but were then converted unto two Dwellinghouses Outhouse Necessaryhouse and Backside
situate lying and being in the town of Frome aforesaid
adjoining to the Churchyard against the West-end of the Church
\and\ adjoining to two Cottages
sometime since built on the Garden above mentioned on the North side thereof
which were then granted to Joseph Clavey Carrier for ninety nine years
determinable on the deceases of three persons
and adjoining to the House of Richard Harbottle
the land of the Lord Viscount Weymouth on the South side thereof
which two dwelling houses thereby demised
were then in the possession of James West Labourer and John Hunt Scribbler
TO HOLD unto the said William Parsons his Executors Administrators and assignees
from the day of the date thereof for by and during and unto the full term of fourscore and nineteen years
from thenceforth next ensuing
If he the said William Parsons Charles his son then aged eight years who have both since departed this life
and Harry his son then aged five years or any of them the said William Parsons Charles and Harry his sons
should so long live
UNDER the yearly rent of fifteen shillings
payable as is therein expressed
and subject to diverse covenants conditions and agreements
therein contained on the tenants or lessees part and behalf
two Cottages or Dwellinghouses
then in the several occupations of Mary Horler Spinster and Joseph V###ey Staymaker
sometime since erected and built on the Garden belonging to a Cottage or tenement
theretofore of Richard Parsons deceased
Which said Two Cottages or Dwellinghouses are at situate lying and being in the Town of Frome Selwood aforesaid
adjoining unto the Churchyard against the West end of the Church
and near adjoining to a house formerly in the tenure of Humphrey Yerbury deceased
since of Thomas Lacey Carpenter deceased
and // THEN OF ANN WEST Widow on the north side thereof
And the said Cottage or Tenement theretofore of the said Richard Parsons on the South side thereof
were then late in the possession of Joseph Clavey Carrier deceased or his undertenants
and held by him for the remainder of a certain term of four score and nineteen years
determinable then on the decease of the said Mary Horler
by virtue of and under an Indenture of lease
bearing date the twentieth day of June One thousand seven hundred and fifty three
granted by Edward King and John Baily then Churchwardens of the
Parish Church of Frome Selwood aforesaid unto the
said Joseph Clavey

Indenture bearing date on or about the first day of November in the year
One thousand seven hundred and eighty one and made or expressed
to be made between the said William Parsons of the one part
and James Gray of Frome Selwood aforesaid Labourer and Mary
his Wife (Daughter of the said William Parsons) of the other
part AFTER RECITING as or to the effect hereinbefore recited
IT IS WITNESSED that in consideration of the love and affection
which the said William Parsons had for the said James Gray
and Mary his Wife and for making some provision for their
support and for other the consideration therein expressed
HE the said William Parsons DID bargain sell assign transfer
and set over unto the said James Gray and Mary his Wife ALL THOSE
the said two Dwellinghouses Outhouse Necessaryhouse Barkside
and all and singular other the premises hereinbefore mentioned
to have been demised unto the said William Parsons in and by
the said recited Indentures of Lease and every part and parcel
thereof with their and every of their appurtenances (which premises
were then converted into three Dwellinghouses and were in the
several occupations of the said James Gray Hannah Shore
and _______ Laury TO HOLD the said premises with the appurtenances
unto the said James Gray and Mary his wife their Executors
Administrators and assignees from thenceforth for and during
all the rest residue and remainder then to come and unexpired
of the said term of fourscore and nineteen years determinable
as aforesaid and for and during all and every other term terms
estate estates right and Interest whatsoever which he the said
William Parsons then could or might have in or to the said premises
by virtue of or under the said Indenture Lease or otherwise
howsoever Subject only to the payment of the rent and performance
of the covenants conditions and agreements in the said Indenture
of Lease reserved and that contained on the lessees part to be
paid done and performed

Mary Gray survived the said James Gray her husband and duly made
and published her last Will and Testament in writing bearing date
on or about the sixteenth day of January in the year One thousand
eight hundred and eight and thereby gave devised and bequeathed
All her Estate and Effects of what kind or nature soever and
wheresoever unto the before named James Coward his Executors
Administrators and assignees and she did nominate and appoint
the said James Coward Executor of her Will who on the seventh
day of October One thousand eight hundred and thirteen only
proved the same in the episcopal Court of the Archdeacon of Wells

Robert Blunt and George George Churchwardens of the Parish Church of Frome Selwood aforesaid
by their Indenture of Lease
bearing date on or about the third day of February in the year One thousand seven hundred and ninety two
for the considerations therein expressed
DID demise grant and to form let unto the before named Charles Parsons
ALL THOSE two Cottages or Dwellinghouses
then in the several occupations of Mary Horler Spinster and Joseph V###ey Staymaker

ensuing and fully to be complete and ended
If the said Charles Parsons since deceased and Betty his Wife or either of them
should happen so long to live
UNDER the yearly rent of fifteen shillings payable on the feasts
of the Annunciation of the Blessed Virgin Mary and St Michael the Archangel
unto the said Robert Blunt and George George and their successors
Churchwardens of the Parish Church of Frome Selwood aforesaid for the time being
to and for the use of the said Parish and Parishioners thereof
And Subject to divers Covenants Conditions and agreements therein
contained on the tenants or lessees part and behalf to be paid
observed performed fulfilled and kept

George George and Robert Meares Churchwardens of the Parish Church
of Frome Selwood aforesaid by their Indenture of Lease bearing date
on or about the eighth day of June in the year One thousand
seven hundred and ninety three for the consideration therein
expressed DID demise grant and to farm let unto the above named
Charles Parsons ALL and singular the Cottages or Dwellinghouses
and premises lastly above described and comprized and granted in
and by the said Indenture of Lease of the third day of February
One thousand seven hundred and ninety two TO HOLD unto the said
Charles Parsons his Executors Administrators and assigns from
and immediately after the deceases of them the said Charles Parsons
and Betty his Wife or other sooner determination of the term and
Estate granted to the said Charles Parsons in or by the Indenture
of Lease above mentioned for and during and unto the full end and
term of ninety nine years thence next ensuing and fully to be complete
and ended If William Parsons son of Harry Parsons of Whatley
in the said County of Somerset Leather-dresser then aged about
four years should happen so long to live UNDER the yearly rent
of fifteen shillings payable as therein mentioned And Subject
to divers Covenants Conditions and Agreements therein contained
on the tenants or lessees part and behalf to be paid observed
performed fulfilled and kept

Charles Parsons is since dead having duly made and published
his last Will and Testament in writing bearing date on or
about the thirtieth day of September in the year One
thousand eight hundred and eight and thereby gave devised
and bequeathed All his real and personal Estate of what nature
or kind soever and wheresoever unto and to the use of his
friends the before named Edward Griffith and Samuel Gregory
their heirs executors administrators and assigns UPON TRUST
to pay the rents Interest Dividends and proceeds of all his
said Trust Estate and Effects unto his beloved Wife in case
she should survive him half yearly during the term of her
natural life And from and immediately after her decease Then
as for and concerning his Two Tenements with their Appurtenances
in or near the Church yard in Frome Selwood aforesaid Upon trust
to pay the rents and proceeds thereof half yearly to his sister
Mary Gray since deceased during the term of her natural life
And from and immediately after her decease Upon trust that they
his said Trustees and the Survivor of them did and should convey
and assign the same to the before named Martha Coward daughter
of his said sister Mary Gray her heirs and assigns for ever And
the said Testator nominated and appointed the said Edward Griffith
and Samuel Gregory executors of his will who on the twenty eighth
day of September One thousand eight hundred and nine duly proved
the same in the Prerogative Court of the Archbishop of Canterbury

William Baynton and Charles Sheppard Oldfield Churchwardens of
the Parish Church of Frome Selwood aforesaid by their Indenture of
Lease bearing date on or about the twenty fourth day of July in
the year One thousand eight hundred and nine for the considerations
therein expressed DID demise grant and to farm let unto the said
James Coward ALL THOSE three tenements or Dwellinghouses then in
the several occupations of John Marchant and John West Labourers
and William Witcomb Shearman situate lying and being in Frome Selwood
aforesaid adjoining to the Churchyard against the West end of the Church
and near adjoining to a house formerly in the tenure of Humphrey Yerbury
deceased and then \late\ of Charles Parsons deceased on the North side
thereof and nearly adjoining to a house of Hannah Elliott Widow on
the South side thereof Which said three tenements or
Dwellinghouses theretofore one Cottage or tenement afterwards
converted into two Dwellinghouses Outhouse Necessary house and
Barkside were then late in the possession of William Parsons
of Frome Selwood aforesaid Glover deceased or his undertenant
and held by him for the remainder of a certain term of four
score and nineteen years then determinable on the decease of
Harry Parsons by virtue of the before recited Indenture of Lease
of the twentieth day of June One Thousand seven hundred and fifty
three TO HOLD unto the said James Coward his Executors Administrators
and assigns from and immediately after the decease of the said Harry
Parsons or other sooner determination of the term and Estate granted
to the said William Parsons by the Indenture of Lease above mentioned
for and during and unto the full end and term of ninety nine years
thence next ensuing and fully to be complete and ended If Charles
Coward then aged about seventeen years but since deceased And Ann Coward
then aged about eleven years Children of the said James Coward or
either of them should so long live UNDER the yearly rent of fifteen
shillings payable as therein mentioned AND the said William Baynton
and Charles Sheppard Oldfield by the now reciting Indenture of Lease
DID demise grant and tp farm let unto the said James Coward ALL THOSE
two Cottages or Dwellinghouses then in the several occupations of
Sarah Sheppard and George George some time since erected and built
on the Garden belonging to a Cottage or Tenement theretofore of
Richard Parsons deceased Which said two Cottages or Dwellinghouses
are situate lying and being in Frome Selwood aforesaid adjoining
unto the Churchyard against the West end of the Church and near
adjoining to a house formerly in the tenure of Humphrey Yerbury
deceased and since of the said Charles \ PARSONS DECEASED on the
North side thereof and the said Cottage or Tenement theretofore
of the said William Parsons deceased on the South side thereof
were late in the possession of the said Charles Parsons or his
Undertenants and then of Betty Parsons his Widow or her undertenants
and were held by him the said Charles Parsons for the remainder
of two certain terms of ninety nine years determinable on the
deceases of the said Betty Parsons and William Parsons by virtue
of and under the two hereinbefore in part recited Indentures of
Lease of the third day of February One thousand seven hundred
and ninety two and the eighth day of June One thousand seven
hundred and ninety three TO HOLD unto the said James Coward
his Executors Administrators and assigns from and immediately
after the deceases of the said Betty Parsons and William Parsons
or other sooner determination of the terms and Estates granted to
the said Charles Parsons in or by the indentures of Lease before
mentioned for and during and unto the full end and term of ninety
nine years thence next ensuing and fully to be complete and ended
If Christian Coward another daughter of the said James Coward then
aged about twenty years should happen so long to live UNDER the
yearly rent of fifteen shillings of lawful money of Great Britain
payable as therein mentioned And Subject to divers Covenants Conditions
and agreements therein reserved and contained on the tenants or
lessees part and behalf to be paid observed performed fulfilled
and kept in respect of the whole of the premises comprized in the
now reciting Indenture of Lease
